One fixed scope from excavation to the final fill: the sports pool with its flush spa and swimout bench, the deck and tile, the full Jandy equipment pad, color lighting, engineering and permits.

Potential advantages

One proposal, one team. Pool, spa, deck, tile and equipment are priced together, with no separate contractors to coordinate.
Permits at a fixed price. All county, city and private provider fees are included, and the private provider keeps inspections on our timeline, at least 50% faster than the standard route.
Heat or chill all year. A Jandy VersaTemp heat/chill pump keeps the water comfortable in every season.
Everything on one app. iAquaLink controls the pool, lights, spa and heater over Wi-Fi.
Lights and deck jets included. Three color LED lights and two deck jets are part of the price.

Limitations to resolve

Pool finish color. To be selected from the nine Florida Stucco Gem colors listed in the scope.
Deck material. Travertine or marble to be confirmed, within the $5.00/sf material allowance and up to 1,000 sf.
Dewatering. A dewatering system is not included and is only added if the site requires it.
Engineering lead time. Plans and engineering take about 10 days before permit submission.

Next decision: choosing the finish color and the deck material lets engineering start, which is the first item on the critical path.
